TERMS & CONDITIONS 1. Booking & Payment A booking is confirmed once payment or deposit has been received and confirmation has been issued by Kintail Retreats. Full payment must be made prior to arrival in accordance with the booking terms provided at the time of reservation. We reserve the right to cancel bookings where payment has not been received by the stated due date. 2. Cancellation Policy - Cancellations made more than 30 days before arrival will receive a full refund. - Cancellations made within 30 days of arrival are non-refundable. - If we are able to re-let the lodge for the cancelled dates, we may offer a discretionary partial refund. We strongly recommend guests obtain suitable travel insurance. 3. Check-in & Check-out - Check-in is from 4:00pm - Check-out is by 10:00am Early check-in or late departure may be available by prior arrangement only. 4. Guest Responsibilities Guests are expected to: - Treat the lodge and its contents with care - Leave the property in a reasonable condition - Respect neighbouring guests and the surrounding environment - Comply with all house rules provided Any damage, excessive cleaning requirements, or missing items may result in additional charges. 5. Maximum Occupancy Only the number of guests included in the booking may occupy the lodge unless agreed in advance. Parties, events, or large gatherings are not permitted without prior written consent. 6. Smoking & Vaping Smoking and vaping are strictly prohibited inside all lodges. Additional cleaning or damage charges may apply where this rule is breached. 7. Pets Approved pets must be declared at the time of booking. Guests are responsible for ensuring pets are supervised and do not cause damage or disturbance. 8. Noise & Conduct Kintail Retreats is intended to provide a peaceful Highland escape. Excessive noise, disruptive behaviour, or anti-social conduct may result in guests being asked to leave without refund. Quiet hours apply from 10:00pm to 8:00am. 9. Electric Vehicle Charging Electric vehicles may only be charged using designated EV charging facilities where provided. Charging from standard lodge sockets or extension leads is not permitted due to safety and insurance requirements. 10. Liability Guests accept that use of the property and surrounding grounds is at their own risk. Kintail Retreats accepts no liability for: - Loss or damage to personal belongings - Injury sustained during a stay, except where caused by proven negligence - Interruptions caused by weather, utility failures, road closures, or circumstances beyond our control Parents and guardians are responsible for supervising children at all times, particularly near roads, water, and uneven ground. 11. Force Majeure We shall not be liable for cancellations, delays, or interruptions caused by events outside our reasonable control, including severe weather, power outages, government restrictions, natural events, or infrastructure failures. 12. Access & Maintenance We reserve the right to access the property where necessary for maintenance, emergencies, safety concerns, or inspection purposes. Where possible, guests will be notified in advance. 13. Lost Property Any items left behind will be retained for a reasonable period. Return of lost property may be subject to postage and handling costs. 14. Right to Refuse Booking Kintail Retreats reserves the right to refuse or cancel bookings where necessary, including where guests breach these terms or provide inaccurate booking information. 15. Privacy Guest information will only be used for booking administration and communication relating to your stay, in accordance with applicable data protection laws. 16. Acceptance of Terms By making a booking with Kintail Retreats, guests confirm that they have read and accepted these Terms & Conditions.
